she typically makes it on the deposit that you give and that is between the listing agent and your agent. Typically, it’s 1%.
Your commission for your Realtor is strictly up to you because you are the only one who knows the steps she has taken to please you. So check your budget and go from there.
What a sweet gesture. As a Realtor, I would rather have you tell everyone you know how wonderful I am and be my client for your future real estate needs than pay me a commission on this rental.
A nice thank you card and maybe a gift certificate to a local eatery would be great.
If you had hired a Realtor to find you a rental home, the commission would generally be 10% of each months rent. As I assume that you will continue with your home search while you are renting, it is not really needed to give her anything, but it’s a nice gesture. You may just give her a nice Christmas gift like a restaurant gift certificate or a spa treatment.
On a rental, the commission is on average one month’s rent. This is then split between both agents. If it is a short term lease, the seller might negotiate the commission down to 1/12 of the total rental payments, i.e. $1,000/month x 6 months = $6,000/12= $500 in total commission. So she is at least getting something to sustain her for her efforts.
That is a very generous offer to pay an extra fee. This is however, unneccessary. Just continue to appreciate her efforts, use her in the future and refer her to EVERYONE you know.

A realtor usually gets the first month’s rent. But the real issue here is you. Spending 10 months looking for a home is too long. You are afraid and may not know it. Relax and understand that there is no such thing as a perfect house. Buckle down and give your agent something to work with for goodness sakes. Bless their heart for spending 10 months with someone who really just wants to be taxied around and is not really ready to buy. Come on…just buy a home already…You’ll be glad you did!
